00:06:52: Practical topics, favorite-specific topics included taxes and loans investing investment property discussions seeing new tools to find real estate And the STR short term rental talk.
00:07:05: So this is good that people are looking for their new tool.

00:07:22: The luncheon overall food quality was described as superb.
00:07:25: so that's positive because we've had mixed reports on past food and beverage...

00:07:45: So I think if there were sort of real criticisms, then they kind come through rather than the praise.

00:08:42: Well..i pay him to help me and When i first had my first coaching session With him , i wept with gratitude for being just For his knowledge and his generosity And i'm gonna you know

00:08:57: But Ben Tanaka was the most highlighted speaker often cited for resonating with attendees current objectives and personal interests for having gems To share

00:09:09: I went to the podcast recording in The Breakout Room afterwards when it was empty.
00:09:15: There's been nothing scheduled there and Ben sat there, And the room is full!

00:10:02: Topics of High Interest The specific financial investment topics were particularly popular, including yen loans from Mark Drabakin.
00:10:12: It's so nice to be able to actually feature loans now this.
00:10:15: it was a few decades into making that one.
00:10:18: yeah we are also about him.
00:10:21: So uh We're working on an deal right now with them for doing our first Deal.
00:10:27: Yeah
00:10:28: With uh would mark yes?
00:10:29: Oh That's going through.
00:10:31: they are fast.
00:10:33: They turned around like they said, they move fast.
00:10:35: Well, they moved fast Like as in.
00:10:38: I sent an email for two properties.
00:10:41: In about An hour i had Rough valuations back what they could do.
00:10:48: Then and the KYC for the client.
00:10:51: The next day?
00:10:51: I set the KYc documents from the client to them And again in about one or two hours white had come back with yep.
00:10:59: This is how much we can roughly give him And these are the terms and conditions.
00:11:05: That was like last week, now today we're sending... I think they transferred the funds over already for initial assessments and commitment fee that he's talking about.
00:11:20: so hopefully tomorrow once that is received will have their approval letter in hand to make a purchase and contract this Friday like ten days, whereas a normal bank is two or three weeks.
00:11:34: That speaks to your preparation on behalf of the client too.
00:11:36: you had everything ready right?
00:11:38: I mean it's normal employment information and all that sort of stuff.
00:11:42: yeah we looked at properties but now usually when move onto property You want to be quick And When have any kind of non-standard non resident buyer It's just such a chore, it takes two or three weeks to get stuff sorted.
00:12:01: In that time you may lose the property whereas in this case we saw on Thursday of last week I saw it and signed the contract this Saturday.
00:12:14: He is only condos right?
00:12:20: Only mansions.
00:12:21: Is there a condo at Yokohama?
00:12:23: up until April, I think until March that we're doing only the twenty-three wards of Tokyo.
00:12:28: And from April and this is what he said at our summit they are expanding to greater Tokyo and then some other cities.
00:12:36: yeah.
00:12:37: so just the timing worked out perfectly.

00:15:07: Was highly regarded and Ziv's discussion on expectations for agents of foreign buyers focusing on better communication was also highlighted.
00:15:15: that such a good talk you do Ziv.
00:15:17: it is so valuable to people.
00:15:21: I wish there were more agents in the room listening though.

00:15:24: they are kind of know already doing their right thing but i guess other one's not going to turn up, right?

00:16:19: Everyone's saying it's just right.
00:16:22: Only only one person said was too short.
00:16:26: One person said It Was Too Long.

00:16:33: and Value for Money Just Right?
00:16:35: Um one Person Saying it's Too Expensive.

00:16:44: um Fifteen People seventy-one Percent of people gave it Five Stars.
00:16:51: Five people, four stars and one person are three.
00:16:54: Okay

00:16:55: And then how is the food in beverage?
00:17:00: Five stars was forty percent.
00:17:02: a people.
00:17:02: thirty-three percent said four stars.
00:17:05: Nineteen percent of respondents said Three stars.
00:17:10: an one person Said it was two star.
00:17:14: Yeah I'm.
00:17:15: yeah.
00:17:15: i wonder much that with the gala the gala dinner food I think got some quite, some criticism.
00:17:22: Could have been better.
00:17:22: yeah
00:17:23: and i agree um
00:17:25: but The space was amazing!
00:17:26: The gala dinner dining room is amazing!
00:17:30: Yeah I think all we needed to do like... We need to do..I think we discussed last time on the dishes a taste test in advance.
00:17:38: if we're having fifty sixty people come for an event uh we needs any paying.
00:17:44: it's not cheap.
00:17:46: for that we need to do a bit of a test.
00:17:47: There were way off the mark with one of those dishes.
00:17:51: well yeah so The Gala is four and five stars across, pretty much split across the board.
00:17:56: Yeah good
00:17:57: So content and learning Five star... Well how?
00:18:03: The question Is How relevant Were the topics To your interests And goals?
00:18:08: And Seventy percent Of people said five Stars.
00:18:12: That our marketing messaging of what we're actually delivering so that people can make a good choice whether to come or not is accurate.
00:18:25: But I mean, We've been doing it now for a number of years.
00:18:27: So were pretty accurate about what?
00:18:30: What we do and who we serve.
00:18:31: so It's it's good that where the people are gonna best benefit Are coming buying tickets And they finding value in it.
00:18:41: i guess that's The main thing.
00:18:44: also when like with ten plus speakers and two days worth of different talks, we're trying to do a quite broad range.
00:18:50: It's not super niche right?
00:18:53: You've got family homes, loans investments.
00:18:56: So for one person think all this is perfect for me.
00:19:00: I think it will be tough.
00:19:02: so that really good.
00:19:05: Well,
00:19:06: that's why it's important to have the breakout sessions because not everyone is interested in every session.
00:19:11: So being able to either dig deep into one thing or another and making sure that people are not conflicted about which one to join.
00:19:24: so I miss Benz because you know i was running my breakout session when ben was talking were really interested in Mimpaku, right?
00:19:37: And they missed the Bentonaka's talk.
00:19:41: But I didn't want to be at the same time as Chai for example because that would have split the room up.
00:19:50: so it is good.
00:19:52: people who are similar things aren't on at the sametime.
00:19:57: Which areas do you wanna see more of?
00:19:59: next-time financing and loans got a big.
00:20:03: They push
00:20:05: compliance in Minpaku always because that's what it has changed.
00:20:09: Oh my goodness, the changes are coming through down the pipeline guys.
00:20:14: It is really different.
00:20:18: The landscape is changing right now.
00:20:23: Market trends and data.
00:20:25: Another important one Investment case studies.
00:20:29: So obviously thats a popular a popular thing.
00:20:32: but more case studies, midterm stays and STR relocation of property management all of the above.
00:20:41: And then as people say I think Bentonaka taxes... People could have written their own.
00:20:53: Did you find that panels in Q&A sessions engaging?
00:20:56: Most people said bury and there was a few.
00:21:04: If you joined via live stream, what was your experience with the audio and... What was this one?
00:21:14: Video.
00:21:15: Audio-video and chat interaction getting
00:21:21: mostly
00:21:21: good.
00:21:22: so that's great because we've solved seems like we've.
00:21:28: We've had a couple of challenges in the past where people weren't able to interact so much or hear So much.
00:21:33: Yeah, that's mainly sorted now.
00:21:35: yeah They did give us a dedicated Wired connection for that.
00:21:41: this and we've done it a few times down.
00:21:44: And also Matt who has been running the zoom behind This is like maybe his fourth time he's done It say he's also quite familiar with these setup
00:21:53: too
00:21:54: I can control.
00:21:55: well that quality is coming through.
00:22:00: The next question is, did you make useful connections during the summit?
00:22:05: Sixty-six percent of people said yes, twenty three percent of People said somewhat and two people nine point.
00:22:15: five percent people say no not so much
00:22:18: a little surprising.
00:22:20: yeah I figured That would be higher.
00:22:22: the introverts maybe i don't know.
00:22:26: Yeah, maybe because like there's only so many ways to interact with people that are just basically while you're watching something.
00:22:33: While You're at a breakout session.
00:22:35: and then we had a lot
00:22:37: of networking
00:22:37: time
00:22:38: though right?
00:22:40: There was lots of networking Time And I think That's okay.
00:22:43: look not everyone is there for Networking But the way this venue Was both The Gala Dinner And then and but the outside terrace in the bar.
00:22:58: This is one of the reasons I was really um, i Really like this venue compared to other ones you've done in The past.
00:23:04: people could chill could sort of chill or be In a different space and just have their own time To build deep connection With with someone.
00:23:13: there were so many difference separated seatings It
00:23:16: wasn't looking Like a lot Of them.
00:23:17: did that actually?
00:23:18: I saw People in like really Deep conversations That Just missed half of the sessions because they Were getting into it.
00:23:23: Yeah I mean, every place is nice.
00:23:25: The terrace was beautiful.
00:23:26: to be outside.
00:23:27: the bar area Was really nice.
00:23:28: to be out side.
00:23:29: the breakout room was also a really really nice because it's great windows.
00:23:32: We're not in a basement It's not a dungeon.
00:23:34: It's no dark.
00:23:35: Yeah No i agree.
00:23:37: and also the lobby you know like um the lobby downstairs Is quite nice as well.
00:23:42: Do we
00:23:42: have any way of knowing?
00:23:43: Because especially in the lobby And the outside bar was very much public.
00:23:49: And I'm kind of curious if we had any way of collecting, like was were we bleeding out into the normies who would then hear—who previously hadn't heard —of the event itself?
00:24:00: Like are people starting to pick up?
00:24:02: because now more that even it's more basically...
00:24:05: In the bar there where quite a few people just hotel guests but they
00:24:09: didn't seem
00:24:10: interested in mingling and looked at us.
00:24:11: yeah
00:24:13: That is also an evening.
00:24:14: not when you started this right possibly but yeah I don't think anyone accidentally stumbled up and came into the event.
00:24:28: Are you interested in coming next time?
00:24:32: Likely, forty percent definitely sixty percent
00:24:36: Oh
00:24:37: nice!
00:24:38: And
00:24:39: no nose
00:24:40: No knows yeah, and no maybe it's complicated.
00:24:49: And what improvements?
00:24:51: this is always so We get this every time logic logistics and venue improvement.
00:24:59: day one was a little cramped.
00:25:00: Yeah with the preference for the October twenty-twenty five.
00:25:04: Oh

00:25:05: So that's the four.
00:25:05: so the consensus as the people preferred before.
00:25:10: Well, this is the summary.
00:25:12: It may have just been one person who was only fourteen people responded there.
00:25:15: so The venues however are generally getting better.
00:25:20: Suggestions include a possible third entry night providing some sort of security
00:25:27: and Providing some security.
00:25:28: I think those.

00:25:30: that was a bit of an incident.

00:25:33: enough security.

00:26:38: Labelling sessions by experience level beginner intermediate and advanced actually that's an interesting comment really good And adding more actionable items in case studies.
00:26:49: There is a desire for a more balanced viewpoint including reasons not to invest.
00:26:54: I think all of my topic was why not to invest?
00:26:58: I actually thought we were very...I didn't feel anybody, because there's a bit of contradiction.
00:27:04: Actionable items meaning what like you want us to sell your stuff and on the other hand do you wanna be more balanced?
00:27:10: until you're not too buy stuff.
00:27:11: so
00:27:12: let's read actual.
00:27:14: for this cause it is important these improvements.
00:27:15: lets read the actual responses rather than
00:27:20: formalize breakout session providing multiple breakouts.
00:27:26: We did that
00:27:26: last time, I think it was a bit too structured for other people.
00:27:29: They said there's not much.
00:27:34: More balanced viewpoints.
00:27:35: if they're reasons to invest... There must be reasons NOT to invest.
00:27:39: would like to get unbiased views on this?
00:27:40: That is fair absolutely!
00:27:43: If anything the Brett and Shue talk about why not do things?
00:27:48: And you definitely did two and Matt keeps saying who its not four.
00:27:52: i thought we were all doing but okay thats something.
00:27:54: keep in mind

00:28:01: Keep different topics and speakers so content doesn't get stale for veteran attendees, we do that!

00:45:10: We were pretty much at max capacity.
00:45:12: I'd say there's not a lot of room for extra ticket sales.
00:45:17: The amount to speak is that we have plus everyone got an entourage.
00:45:20: So, that's another least twenty two Twenty-five people of just admin and speaker group right?
00:45:26: That are you're not paying.
00:45:28: And then we had with sixty eighty eighty tickets.
00:45:30: i think on the first day There wasn't no room The front room, there was even a comment.
00:45:36: It was too full for the first two talks with Mike and Akiyaha Brett and Shu And so I did talk with the Azalec Sun about it on the second day For those big sessions at the start we should be able to cut the doors.
00:45:53: So the full backroom as well is like that.
00:45:56: Then at lunchtime We close it off and have the two-and-two And i think definitely avoid that congestion.
00:46:01: but There's no room for more ticket sales.
00:46:04: No, I don't.
00:46:06: we're kind of at the top end of it.
00:46:07: so its either Increase a price slightly.
00:46:10: four tickets increase sponsors and sponsorship cost which i think is also realistic.
00:46:15: yeah out and Discussed with the venue about A Different their price are modifying the pricing slightly.
00:46:25: What we discussed offline?
00:46:26: Which will probably do from The next event as well Is separate the tickets into attendees like participants, people who are there for the content and industry.
00:46:37: Industry people if you're.
00:46:38: they want to network your business that's absolutely fine but it is not going to be the same price.

00:46:42: will pay more because we can have unlimited people on this stream.
00:46:50: pretty much right.
00:46:51: so thats only other option what are offering enough value as a hybrid?
00:46:57: And is that something, how do we make it more attractive to a broader audience online?
00:47:10: The streaming numbers basically just break even and cover the cost of the streaming service.

00:47:17: That's not... We do those tickets very reasonably priced
00:47:21: But potentially could have more people right or would work well with comments
00:47:30: You know, even if we get um you know, thirty more people it's not going to really put a dent
00:47:36: in the cost

00:48:12: so if you're an agent basically working in real estate business versus someone who's there as consumer they want to buy place and invest or learn about short term their primary businesses not real estate unless it's just an investor then that's one category.
00:48:32: But there are lots of industry participants and you know who you are, industry participation?
00:48:37: And we're not here to facial recognition!
00:48:40: You can't get away with it.
00:48:43: but One thing We do have To Do as well is talk too.
00:48:47: I mean people Have found That our sponsors Are like in line.
