00:16:42: Yeah, so it's an additional fee but its well worth because you know during the day there is just so much learning and so much on with lots of different topics that are really good.

00:16:57: afterwards like to go digest some stuff meet some speakers sort of hang out.

00:17:39: i think all of us have different other commitments on the sunday and we're exhausted but that sort of...we figure that out more on the day!

00:17:46: But the gala dinner is the more formal one.

00:17:49: on saturday night tickets are usually limited for that as well.

00:17:53: um and they had been- We've had maybe about sixty people?I think every time end up coming quite a lot of attendees and a lot people last minute on the day, Saturday at the event they're like can we still get tickets for the gala?

00:18:09: Can you try to contact the restaurant and squeeze it in?

00:18:11: but because its a set course.

00:18:13: Sometimes

00:18:13: possible sometimes not possible depending if it's a seated venue or no.

00:18:17: yeah I think we'd get about one hundred two hundred twenty people all up into rooms during events itself.

00:18:23: then about half them end after the Gala dinner And somehow about half of them end up at the after party, which is really squeezed but a lot of fun.

00:18:31: I feel like I'm in that music concert at The After Party always!

00:18:38: We've grown with topics as well.

00:18:39: so we started off covering investment mortgages renovations

00:19:59: How to use AI in your marketing?

00:20:01: Like the last session I did was all about compliance but now I really want to go into operations and marketing and how you can save a lot of money, save a head count and also save your sanity by using some of these great tools out there.

00:20:20: A lot of people are frightened about it and I've got some things that like the agents that have built, i'm happy to share them.

00:20:29: And giving him away.

00:20:31: so if you come in my breakout there will be some AI...I'll do live audits using an agent which is kind-of fun!

00:20:41: You can see how your particular unit or listing suggested things you can do to improve it.

00:20:54: Can your agents also take a property that's currently not used as the hospitality property and run some projections on how it will do?

00:21:02: No, but I could build one for that because I use market research tools.

00:21:11: so I use a lot of price labs and look at what data is saying And like I can teach the agent my brain and what would do.

00:21:25: So a lot of people come to me, too...I'm getting actually get a lot coming into being going well you know could my property be doing better?

00:21:32: Um..and i help alot that way.

00:21:36: The other thing is should my property manager performing and tell just by looking at listing then give them report for modest fee how they should be working better with their property manager.

00:21:52: And if the product of property managers and up to what is industry standards or best practices, then I've actually picked a couple new clients based on that.

00:22:04: there's some pretty shonky property managers out there it gets quite

00:22:10: grim.

00:22:10: So everyone now talks about AI agents.

00:22:14: do AI use AI?

00:22:16: One It's not easy.

00:22:18: And just want to shout out Tracy, your background is software engineering.

00:22:23: So you're not just some newbie who's like oh I just played with chat GPT and i can tell it please make me something.

00:22:34: You know how to actually utilize a tool super efficiently in just ten x. your software engineering skill um

00:22:42: but also the discernment of what is being put out there.

00:22:46: I mean, a lot people just think oh i'll get chat GPT to write my listing for you and then it's really generic.

00:22:53: And again What im all about Is that the generic listings are like You need have brand and point-of-view Soapbox.

00:23:10: how I think Minpaku, like the good minpaku properties are performing in this saturated market.

00:23:17: Because since we started this... Like you know what was it?

00:23:21: Twenty twenty one when we all started this together that because were all shut for the pandemic right so many hosts went away!

00:23:30: So many people got out of their business and then opened up again.

00:23:33: It's just happy days.

00:23:36: but THEN The number of the number of licenses that have been like issued and since then as like tripled It's there so many more players have entered the market.

00:23:47: So you've just got to be better.

00:23:48: You've got an AI tools That are.

00:23:51: they will help you be better, And to help your knowledge Eric?

00:23:54: You're not kidding about a saturated market I went to...I usually stay at hotel if i come in for this week.

00:23:59: This time I'm staying three weeks because I get meetings and other stuff to attend in Tokyo.

00:24:05: I can remember where it's a bit out of central Tokyo, but nice two-bedroom apartment for three weeks with like eighty thousand yen.

00:24:13: And i didn't think there was even an option for short term stays in Tokyo?

00:24:17: Yeah no well the prices are really... The ADRs so the average daily rate across the board have really dropped.

00:24:24: that because competition has come in.

00:24:26: and yeah you talk to someone you know another pro like Anton or other people.

00:24:36: they're all saying, it's been the worst summer since for five years.

00:24:43: I'm still booked, ADRs have dropped, nightly rates have dropped because you've just got to compete.

00:24:49: but that pricing is not your only lever.

00:24:54: But if you don't have those other tools in your toolbox, then the only thing you've got is price.

00:25:02: Then

00:25:03: it's just a straight race to.

00:25:11: But somebody who wrote about hospitality in rural areas of Japan?

00:25:16: He says that he wouldn't

00:25:43: we've been having lots of inquiries now about the properties so we generally work on the buyer side while people buy it recently getting a lot of inquires from foreigners like hey i've got a place i want to sell it can you help me sell?

00:25:58: or uh, an agent listed and they're just not getting any views or anything.

00:26:02: So we starting to although that's sort of big push We're starting to do that for for clients now with strange the amount of inquiries that we've been getting.

00:26:10: Um about that.

00:26:12: so today Just arrived in The Mail.

00:27:10: I've got really neat little AI tool that i don't actually take video walksthroughs anymore.

00:27:17: So my photographer takes photos from every angle and then stitches them together as So I, or i'm going to like maybe borrow your three sixty camera from me

00:27:31: one day.

00:27:31: Yeah so this is basically takes the whole room.

00:27:35: yeah

00:27:35: like The whole thing takes less than fifteen-twenty minutes and the apps behind it just put you link the rooms And just does it.

00:27:48: Like a cube across the floor

00:27:56: I believe that has an option for but most of the properties we deal with... We actually already have the floorplan right like the mansions and houses in Tokyo.

00:28:07: So rather than rebuilding it this photo is the middle of this room so you don't need to rebuild it.

00:28:15: It's already there.

00:28:16: um i believe There Is An Option With Some Of The Different Subscriptions that it doles it out.

00:28:22: And there are some cameras, the Matterport is a very famous brand.

00:28:25: Yes That's got to...that's a big camera about this large.

00:28:28: It has got a LiDAR sensor on it and you put in the room and actually does full measurement of entire room.

00:28:38: They're called digital twins.

00:28:41: I don't know if have heard that term.

00:28:43: Have you heard?

00:28:45: Yeah so its called Digital Twin.

00:28:47: So basically You can see inside the room, but it's all measurements for windows.

00:28:54: Everything is there and down to like half millimeter because its done with a LiDAR sensor.

00:29:00: so what they're using now in Australia girl I met has this start up that when you do sort of renovations to get a tradi to come and quote her It was really difficult.

00:29:14: What we can be doing right?

00:29:15: Because she said digital twin.

00:29:16: They could see online exact replica of the house, like all the photos and three sixty images.

00:29:23: And all the exact measurements are there?

00:29:25: Well let's do a zoom-in as well.

00:29:27: will that equate?

00:29:28: because I'm struggling to get some of the older places that i deal with when i'm putting in my license applications.

00:29:33: you need to put in a zoom end for the real pan license...and so if the house is really old It is just.

00:29:42: no one has it and it's not on file.

00:29:45: So I'm having to pay an architect to come in and like do that zoom-in.

00:29:50: Will be Acceptable,

00:29:53: I think these three sixty ones here they do a floor plan But actually even your phone if you get your smartphone the light are built in the back here That little black thing that looks like he does nothing In the back end because its under the light little blacking.

00:30:07: thats lighter than those.

00:30:09: so you can go around your room and just scan everything, it will build with a full light up like proper measurements across every thing.

00:30:20: And there are some free apps or the app subscriptions that were very reasonable to do that.

00:30:25: when I was looking for some Akia by my beach house i was doing that.

00:30:28: so get sort of very precise measurement.

00:30:30: but yes It does zoom in.

00:30:32: There are options and plans That we'll Do.

00:34:09: debt to borrow like the debt-to earnings ratio That i've got to play with as Minimises my minimizes of my taxes as

00:34:22: because I'm putting everything back into the business for a bank to look at us.

00:34:26: As a mortgage is very, very tricky.

00:34:29: so i'm in weird position and just grateful they have like I mean my hash cash flows right?

00:34:35: So I house hack got them out.

00:34:38: that hotel built inside pretty much covers a lot of the mortgage.

00:34:44: And so my actual repayment out-of-my-pocket is probably pretty similar to what, you know an average salary worker would get.

00:34:52: So I look...I trade it off that way.

00:34:55: but The other thing is i built in twenty eighteen and so like if I sold It now.

00:35:03: um i'm doubling honestly..i am doubling My money.

00:35:09: I'm not that stressed about it, as much as i would love to pay one percent rather than four point whatever percent.

00:35:19: It is what it is so there's nothing much can do for at the moment

00:35:29: I think over the past few years, i've been coming to you trying to work on your loan.

00:36:11: We hear about loans and rates Because maybe they've been burned Or they just want to be smart asses about It.

00:36:28: think that people just don't know, and they've heard this somewhere.

00:36:35: if i have heard it on social media its true They've heard in some way.

00:36:39: you need PR And then tell everybody as an information.

00:36:45: You need to be singing the truth all the time.

00:36:49: Only way people will realize that they don't need all this.

00:36:53: It's not even because the negative is just simply, They've heard it somewhere and keep repeating it.

00:37:29: people say about oh If you're far enough you get stung with extra interest or unique permanent residency?

00:37:35: There is an underlying truth behind it.

00:37:41: if Three of them say you must have PR Then you to say that oh, you need PR.

00:37:47: Yeah It's true But there are options.

00:37:55: Yes There are some banks and say don't have residency of your foreigner then you there is.

00:40:47: He's only been in Japan, I think for two years now.

00:40:50: It was a three-year doesn't have permanent residency and got hundred percent financing on a brand new house.

00:40:57: That was I believe like seventy million yen And the interest is uh like in mid to high ones at one point seven percent.

00:41:08: So yes an Aussie guy Was

00:41:12: it

00:41:14: because he worked for a famous company?

00:41:16: or what do you think was the check marks in his favor?

00:41:21: Yeah, he's just a salaried employee.

00:41:24: Speaks reasonable Japanese and has reasonable income nothing too crazy but has income that can cover the mortgage without problem.

00:41:39: There are banks that are offering solutions, not all of them.

00:41:42: A lot of them will be strict and he doesn't have a Japanese wife single.

00:41:46: How would the banks evaluate?

00:41:48: So I know being a business owner is tougher but Business owner whose income fluctuated like for example In my case last year was you know spanking hot awesome this here The income is the same But i'm investing money in a new business so i'm Racking up more expenses or taxable income goes down.

00:42:07: Yeah

00:42:07: how do they evaluate that?

00:42:09: yeah good That's really good question and you get that a lot.

00:42:13: People are concerned about their business, so I focus on home loans.

00:42:16: people want to go out at home for themselves?

00:42:18: So that's different to a business loan.

00:42:20: Generally when your a Business Operator there is two types.

00:42:24: one is called Jinguyo which is a sole proprietor And One Is A Business Owner.

00:42:30: You actually have the Kibushiki Geisha or an Entity Or a Gordo Geisha.

00:42:34: Yeah!

00:42:35: A Legal Entity from that.

00:42:39: And so I'm just, people know i'm a certified Japanese homeowner advisor So I originate a lot of homelones.

00:42:46: So I do this all the time when it's for personal home.

00:42:50: they look at your income though if you are A um a sole proprietor then on your tax return and has business revenue Business expenses and then the net profit Right?

00:43:05: Let's say You're making you know twenty million yen to an e-seminion of revenue, gross revenue.

00:43:11: But you have, you know, fifteen million yen of expenses.

00:43:15: then your net is five million yen.

00:43:18: and that's what they look at.

00:43:19: if you're in that... If you are a sole proprietor or your income is five billion even if you say sometimes like just saying one year you made ten million yen net but the next year you put a lot into the business so it's only Well, essentially the business has its expenses.

00:43:37: So although you're funding money back in that's no longer usable for you.

00:43:41: so they are going to assess on just what your net is.

00:43:44: They don't really care about.

00:43:45: those expenses were for because as far their concern official business expenses.

00:43:53: Now it slightly different.

00:43:57: if an employee representative director of legal entity And how they look at that is, How much do you pay yourself as a salary?

00:44:08: Is it five million yen or eight million yen and ten million yen.

00:44:11: That's your salary.

00:44:13: so based on the actual salary then their assessment for the company whether in the red or black right are business profitable?

00:44:23: not.

00:44:24: how profitable is there as long as generally in the black not operating

00:44:29: corporate taxes?

00:44:31: can I complicate things further?

00:44:33: Yeah,

00:44:35: so I'm a sole trader Making the salary from two companies that i'm fifty percent owner in and also only also have my sole trader consulting

00:44:48: Income.

00:44:49: yeah.

00:44:49: Yes So how that looks like if you look at the Japanese tax return it's actually quite clear.

00:44:54: The different sections for the top line is business revenue from your sole proprietor Right?

00:45:00: So let's say you have You know Let's say Airbnb on the side, you've got like three ABNB or four ABNBA properties.

00:45:11: They're net personal.

00:45:12: they are not part of the business their personal and You have income and expenses related to that.

00:45:19: So your nets.

00:45:20: so you get on your net income section says okay?

00:45:23: You make two million yen per year from your Airbnb properties.

00:45:27: Yeah And then from your two companies at your own you pay yourself a salary of four million yen and three million yen.

00:45:34: Yeah,

00:45:35: so they look at the salary of four million and three million.

00:45:37: That's seven.

00:45:39: And then the net income of your business.

00:45:41: Okay So they added all.

00:45:43: that was my question?

00:45:44: So they add it all up minus the expenses of the sole proprietorship.

00:45:48: They will yes Right.

00:45:51: However one thing to keep in mind is there.

00:45:53: we'll say which ones are full-time job like these if a really big If one just a hobby And they'll look at the past two or three years of all the businesses and say, what are we actually doing?

00:46:09: Right.

00:46:11: So probably their clearer example I get is someone who's just a salaried employee at company.

00:46:16: They're not business owner and may have some private Business as well so provided like a consulting gig.

00:46:24: So then it's easy to add both.

00:46:26: Sometimes when you when you say structure like how do you do it?

00:46:31: if be private the sole proprietor income is really like, cause when you're doing that.

00:46:36: You trying to keep those things low right?

00:46:38: Yeah lots of expenses.

00:46:40: so if that's only coming through at like, you know five hundred thousand yen or one even two million a year and they may say look doesn't look like your real standalone business it just aside hobby project not your main source.

00:46:55: Your manies are businesses.

00:46:56: So essentially also case by case kind of assess What is this income?

00:47:01: How much is it right and is that a what-it's the nature of the business.

00:47:06: And sometimes I'll say if its same as your Entity, legal entity why are you funneling it separately?

00:47:14: Why isn't included in that?

00:47:17: so if i've got a Minpaku Airbnb short term stay Business proper entity and then i've also two other Airbnb related or short terms.

00:47:26: they relate properties on the side Hold on, this should all be together.

00:47:29: So sometimes it complicates the matter.

00:47:33: but

00:47:34: if you're just like an entrepreneur and got two different entities that are giving you eight million then eight million each and your making money Then they'll add straight forward.

00:47:44: But a lot of times when people are structuring in have too many They don't bring any cash.

00:47:52: And I've got one point five million from this four million.

00:47:57: They're going to say, no it's all just small.

00:48:00: It may be a bit too small.

00:48:02: So when you get into that sort of situation... ...it is more about case by case basis and assessment And different banks look at it differently as well.

00:48:10: Some are favourable for that some not very.

00:48:16: How much cash do we want contribute?

00:48:17: What size does the overall deal?

00:48:19: Is there four million property or two hundred million properties?

00:51:23: normally Expenses business minimize my taxes.

00:51:28: Yeah, this is like what I do every year to pay as little tax as possible and it's legit.

00:51:33: And she's like oh

00:51:34: no No, I

00:51:35: can't claim any expenses because all of my other businesses are based on loans.

00:51:38: and if i lower My expenses in my taxable income?

00:51:41: I'm not going to get anymore loans.

00:51:42: So it's a very different approach right?

00:51:46: Oh yeah It's a lot of strategy.

00:51:47: that's why even you know and its very similar To both the initial property the initial loan application, and also like in Tracy's case refinancing.

00:51:59: So there is a situation when you want to refinance it kind of... I said earlier speaking with Tracy about we should try to re-finance your loans.

00:52:08: You basically go into another bank.

00:52:10: The same bank generally doesn't want to re finance.

00:52:14: Go to a different institution.

00:52:15: I don't even they don't want to take a meeting.

00:52:17: They don't know like that, but they didn't even wanna see it.

00:52:20: Like.

00:52:20: i've tried to have a chat with them.

00:52:22: It's just like

00:52:23: it's weird.

00:52:23: so what did rather lose the business?

00:52:26: Kind of yeah

00:52:28: Yeah or I mean because I mean Other banks But aren't they making most of their money on On this setup and at the start or And then using that.

00:52:39: they're using that like The future.

00:52:42: I didn't think about that.

00:52:43: They're using the future earnings then to do something else with it, and so they've already got the benefit.

00:52:49: like after The first couple of years you having a loan?

00:52:51: Like That i don't need You anymore right because there are doing other things.

00:52:56: So the benefit is more and More on their books.

00:52:59: yeah

00:53:01: Yeah And that's why With the refinance.

00:53:03: so let's say you know trace case good example.

00:53:05: we go To A different bank and Say this Is the existing Loan.

00:53:09: so and Generally Let's say your initial loan is was a hundred million yen, and a few years later you've got seventy million of loan balance remaining.

00:53:18: The next bank would go to them saying I want to refinance... And they say okay we'll refinance up just the remaining balance at seventy million yen!

00:53:26: We will pay off your old bank and take it.

00:53:31: so that's how much they give me.

00:53:33: usually there are remaining balances plus costs like the Scrivener fee The title, the mortgage lien update fee.

00:53:41: That's maybe a few hundred thousand yen in total.

00:53:44: that's all they'll give you.

00:53:45: You can't get equity out for the most part.

00:53:48: Can I say it's worth one hundred and twenty.

00:53:50: now Give me another twenty or thirty million yen.

00:53:53: So refinancing in Japan is not to try to get equity up.

00:53:56: It's only to try To get a better deal on the interest rate than the mortgage product.

00:54:02: Yen loans will do that For you but the interest rates are much higher.

00:54:05: Yeah And i know to them that, you know he's trying to get... He has a property in Yogi actually.

00:54:13: And he is trying to take another fifty or eighty million yen out of his.

00:54:17: like pay off the old one and get equity an equity release but usually for Japanese homelands.

00:54:22: when we talk about refinancing That s what you do.

00:54:26: So if the bank will look at your income statements as new assessments And again, Tracy's case mentioned before you're a business owner.

00:54:34: You have different businesses, different sources of income and they will assess well.

00:54:39: can you borrow that fifty million or seventy million however much you want to refinance?

00:54:43: In the case of the business owner as you guys had mentioned we try to balance how much we invest in the business and how much pay ourselves because also wanna keep our income tax.

00:54:55: there is also tax management strategies.

00:54:57: now You can shoot yourself in the foot with that because now you're not eligible for a higher amount of financing.

00:55:08: Because if your only paying yourself two million per year, even though the bank is making thirty million and business is making three million...you are giving yourself two millions!

00:55:16: So fine..the businesses make money but we cannot loan you seventy.

00:55:21: Your income needs to be zero.

00:55:22: You could potentially

00:55:23: get an investment loan under those circumstances right?

00:55:28: The investment loan is not for a home loan,

00:55:30: right?

00:55:30: And the rates are way different.

00:55:32: They're very different.

00:55:33: but also when you get a business loan they say what is this... What is the business purpose of these loans?

00:55:39: Are you buying a vehicle or an office?

00:55:41: No I'm buying my personal residence.

00:55:43: that's not the purpose of it.

00:55:45: Not

00:55:45: for personal residents yeah.

00:55:47: so um the interest rate is different.

00:55:49: then and then you're buying the property away from you!

00:55:52: The business town has it.

00:55:53: So now you no longer have a house.

00:55:55: It's a business asset if you have partners.

00:55:57: that's a completely different.

00:56:01: uh approach.

00:56:02: and the business loan to get you know when we're talking about houses in Tokyo it's closer to one hundred million yen or above right?

00:56:09: It's not a five million yen, ten million yen.

00:56:11: Or twenty million-yen business loan is more substantial than that.

00:56:16: but yeah even with the refinance they'll assess your current situation And that's why I tell almost every talk that i've done up on stage and presentation if You need like a two or three year plan about how you're going to pay yourself because the bank will say, what's your salary now?

00:56:35: Oh.

00:56:35: Your pay is off ten million in a year of salary and the business makes money great.

00:56:39: show us the past two or Three years Of business reports and tax returns.

00:56:44: Hold on!

00:56:44: You just put your salary up last fiscal year.

00:56:47: Is that only To make The...to get the mortgage?

00:56:51: Yeah they are not stupid

00:56:54: They aren't comfortable with That as Business Security.

00:56:57: Yeah, I'm making a sense of proper assessment on you and look at the numbers.

00:57:01: And ask you the relevant questions?

00:57:03: Yep

00:57:04: So anyhow

00:57:05: yeah, no
