00:05:48: We finished our last conversation on two topics, number one old versus new properties and we kind of agree that too old is not the best way to go from a capital expenditure perspective.
00:06:02: And also the fact that regardless of what the house looks like we want to make sure it's in a location that is rural but also famously rural meaning people actually know they want.
00:06:17: When they look online on Airbnb or Rakuten and Yahoo, then there will be looking for places to rent in that area because it's an area that does the marketing for you.
00:06:27: It is an area where people already want get-to but not reinventing their wheel starting to promote entire areas which might not have been known to them as a municipality who do not work with us.
00:06:44: Today, I want to get into some other topics that are discussed in the book and The first one is about the mental can be so.
00:06:53: the management company That is managing the property on your behalf.
00:06:58: So if you're not living in Japan or if you aren't leaving close through the property There obviously has to be a property manager.
00:07:05: That is Managing the property.
00:07:07: We got

00:07:11: The bookings, the advertising maybe.
00:07:13: The check-ins and checkout is definitely maintenance or cleaning... ...the company that manages the property on your behalf?
00:07:22: You mentioned in your book you also talked about a specific case where the company was involved with initial stages.
00:07:31: so we approached them to discuss their listing whether it would be able to get a license and they actually made a mistake.
00:07:38: They told you that the property would be able to get their hotel license when, actually it couldn't.
00:07:43: It could only get a mint taco license.
00:07:45: So I wanted to ask about your opinion because there are many companies out there That also taking care of the licensing.
00:07:56: so we approach the company.
00:07:57: We say we're considering purchasing the property in this location.
00:08:01: Here's the listing.
00:08:04: please tell us what management would look like, how profitable do you think it will be?
00:08:09: How much we'll able to charge and then...how easy is that it could get a license.
00:08:14: What's the need for this license?
00:08:19: Are you saying that information from these companies cannot be trusted?
00:08:25: No I can't.
00:08:30: Just maybe management companies just say merit.
00:08:36: So maybe explain merit and demerit, good case no-good case may all on us.
00:08:41: that's maybe can't last
00:08:44: Right.
00:08:44: so if the management company is very open in transparent about the advantages of benefits and disadvantages then it could be trusted.
00:08:56: There a point.
00:08:58: Maybe you even management company.
00:09:01: Just a question How many manage?
00:09:04: now you are hotel?
00:09:07: I want to ask your number one good result.
00:09:11: The no-good result, I asked.
00:09:14: and then what point is different?
00:09:24: What difference points?
00:09:26: That's the big question.
00:09:27: So
00:09:28: like a job interview basically Yes, yes.
00:09:31: Basically that's what Mr.
00:09:32: Goto did actually with the management company you worked before he took over everything He asked him.
00:09:43: can tell me honestly which is your best seller and why this one not getting as many guests?
00:09:59: why this hotel that maybe we will go to Gussera?
00:10:05: I want no point.
00:10:06: Why these hotels, they may be can't get the Gussara?
00:10:09: and then another good point... Maybe do you have already Quate Hotel?
00:10:20: or
00:10:21: Quate hotel?
00:10:22: Because some hosts or management companies, they operate a few hotels.
00:10:30: At first they start with four five six and maybe ten hotel but then eventually They might get rid of certain hotels that are not as profitable As they want.
00:10:41: So how many hotels did you have to let go?
00:10:44: And what were the reasons?
00:10:47: What happened?
00:10:48: so she would ask for details that will help him understand the, yeah.
00:10:54: And maybe just there's a contract.
00:10:57: why is?

00:11:36: so we're not just looking sometimes depending on how inaka or rural area is Sometimes it's hard management company who service that area.
00:11:49: So what I'm understanding from what you're saying is, don't compromise.
00:11:54: even if there's only one or a handful of companies that are servicing that area that you can work with do the due diligence on the company because they're going to make or break your investment?
00:12:05: Yes yes and maybe if it may be Rural Japan, Rural, I think.
00:12:14: So it's different around.
00:12:16: maybe this place have a management company, even if they may be rural.
00:12:22: Yes I think that is true.
00:12:27: In some cases If its big hotel like an
00:12:30: actual
00:12:31: multi-floor many units hotels then there might that's the owner might be sub-leasing to a hotel management company and those kind of companies will not take on smaller properties.
00:12:44: So just clarify, when you say Hotel You're referring to a small hotel license operation like the ones here?
00:12:53: Well now why?
00:12:54: maybe parts with select our type or the hotel may price different big nowadays hotels.
00:13:03: so stay night cost B up.
00:13:20: We

00:15:26: For example If You Look At A Popular Area let's say Hakonek So there would be many Nintaku and many small hotels, does that worry you or is it a sign this area will operate well?
00:15:42: How do you think about the competition when we look at what's available.
00:15:45: There are chances, I believe chance.
00:15:48: The popular idea maybe already can get together people.
00:15:54: You're not against of competitions!
00:16:01: I feel chance.
00:16:03: But government rules are strict, like inside Tokyo city?
00:16:09: Maybe a little bit.
00:16:10: maybe I worry.

00:16:22: So if you see that there aren't many hotels or not many Minpaku
00:16:33: properties let
00:16:35: say big hotel And you check and see that the licensing is an option.
00:16:41: Is it a good opportunity, do you think?
00:16:43: Does this mean we can now enter into market to provide something that's not provided there already on the other side of that equation?
00:16:51: so if look at an area where they are not many And you do check the feasibility, the licensing how strict they are.
00:17:00: It is possible.
00:17:01: just nobody has done it before.
00:17:03: Are those better places to start because You'll be first?
00:17:10: Me my case different research first this area ARB and maybe city name.
00:17:17: so Maybe how many number these areas and a check may be reservation situation.
00:17:25: Yeah Maybe research first and maybe just popular idea, have a big chance.
00:17:35: The small area that may be also has the chance more than real statement.
00:17:42: Yeah...maybe Real Estimate Business One Year Guarantee Just one month.
00:17:56: Real estate is a rental
00:17:57: property.
00:17:58: She's comparing, like owning and operating a Minzaku and renting out a property as the rental property.
00:18:08: apartment

00:18:37: so those two metrics are quite different aren't they?
00:18:41: Maybe just guess whether it's automated.
00:18:43: nice yeah even if maybe they're leaving pass with a number that be smaller.
00:18:51: no problem we don't care about them Yeah.
00:18:57: But the infrastructure, this system that you described works anywhere in Japan doesn't
00:19:03: it?
00:19:03: I
00:19:05: think so too.
00:19:06: So one last question about the infrastructure.
00:19:12: You explained very clearly why is really important to have backup especially for cleaners right?
00:19:18: The case with the crows took the garbage and cleaner was not available on time.
00:19:23: And so you emphasize that we need to have backup systems and back up service providers, especially in the case of cleaning.
00:19:34: Backup cleaners.
00:19:35: but some of the areas... Some of the NACA areas.
00:19:39: it's hard to find even one company That can handle Minpaku or Yokan Cleaning.
00:19:44: So what do You Do if there is only One Company In The Area?
00:19:47: How Do You Do The Back
00:19:48: Up?
00:19:49: This Is Not My Type I was using before, maybe management company case.
00:20:00: They relationship the cleaning companies not professional actually.
00:20:04: Oh okay so they problem with management
00:20:08: company?
00:20:08: The real business house-builder company.
00:20:12: but house build a company that may be not popular season and do their job and another one may be hotel around people housewife neighbors neighbor, maybe they management company give to neighbor that business.
00:20:38: They can't decline very good money and relative.
00:20:44: so it doesn't have to be a cleaning company.
00:20:47: you have to get creative with.
00:20:49: the solution can't find official cleaning companies in the area, you or your management company should be reaching out to local individuals that are living in the areas and try to recruit them.
00:21:04: Or get them to become mingpaku cleaners or yokan cleaners.
00:21:08: Yes yes but now they just maybe.
00:21:10: a lot of cleaning companies
00:21:14: depend on the city.
00:21:17: My one
00:21:23: hotel is maybe cleaning my third family, wife too.
00:21:31: One hotel!
00:21:32: Yeah I think things are very different.
00:21:35: so a lot of the things that you describe.
00:21:39: it's easy to be flexible when your doing thing yourself or you can find creative solutions.
00:21:43: reach out this person and some other people will do.
00:21:46: i'll do myself but When you're remote living overseas in Japan you have to rely on more systematic companies and procedures, and service providers.
00:21:59: But maybe number one came in a real estate company... Oh the company
00:22:07: has
00:22:08: already connected!
00:22:09: They've got connections around
00:22:12: them.
00:22:14: If they want some kind of that type of person can introduce me?
00:22:24: That's very
00:22:25: good advice,
00:22:28: we do that too.
00:22:28: We have to find the key man first.
00:22:32: All they all connection
00:22:35: is that part of The job interview that you do for the management company?
00:22:40: To check what day how they handle cleaning for example
00:22:45: You know if maybe just Fallen I want to get a Japanese run on the land or house different I have to connect like Joe maybe real estate company, so and then may be just a case.
00:23:02: Maybe the the for night or maybe client so correct can ask to me be real estate Company.
00:23:11: if you do know I'm setting all set.
00:23:15: We could have as a client who can't find it may be good come management company cleaning company can't get land, then we include Joe.
00:23:31: I agree if possible.
00:23:33: but sometimes they feel like the agents especially in Inaka areas are not really interested and too many guy jeans buying Akiya... They don't go out of their way to provide these kind of services.
00:23:45: Sometimes they're great but sometimes mama
00:23:50: It may be just a language.
00:23:53: Yeah, yeah language cultural differences handling people who live overseas There's so many reasons.
00:23:59: and also they make much less money for the cheaper properties.
00:24:02: So there's a limit to how much work.
00:24:04: They want to do of course?
00:24:05: And I have two day have to find like a Jeep.
00:24:12: That's why we exist.
00:24:13: yet It's
00:24:15: very good value.
00:24:16: you will have us all big value.
00:24:21: It's true.
00:24:21: We keep telling people half of the reason we exist is to help you, and other half of it is to promise all Japanese entities that they never have to speak with a scary foreigner or a Japanese company who will handle everything.
00:24:36: don't worry.

00:24:42: Yes so we try to be... Okay switching into another topic you talk about neighbors, right?
00:24:49: As part of the issues especially the unknown issue that come with a property and sometimes there are issues with neighbors.
00:24:56: Neighbors who don't like anybody in their vicinity, neighbors I guess foreigners in some cases definitely neighbors would not like Yokans or Mingpaku next door Or neighbors had disputes within past.
00:25:12: There might be bad blood between the neighbor and their owner, previous owner of property.
00:25:17: And even though there's a new owner The feeling is already there so it might carry over to the new owner too.
00:25:24: How do you suggest if the seller or agent say they don't know about any problems how can we check that?
00:25:33: Do we go knocking on door saying I'm considering buying this house What?
00:25:37: what would be your due diligence with neighbors If no information available?
00:25:42: Yeah, the real estate company want to hide it.
00:25:44: That's trouble because they want to sell a land of course yeah.
00:25:51: So that's good.
00:25:55: This is number one big question.
00:26:00: Maybe I Well maybe just I have not my opinion.
00:26:06: if you may be Wanted open the hotel also?
00:26:14: beginning the maybe half set to high two neighbor.

00:28:12: Some research and check area or really just normal house with a lot, that target of hotel around the inside that's area.

00:28:34: it's too residential and there is no open space or other hospitality properties around, they're probably going to face some resistance.

00:30:56: so if you think the property is really good potential The area's really good and do you think You could do good business there?
00:31:02: You just go ahead and purchase then deal with the neighbor relationships later.
00:31:07: it depends on an area.
00:31:09: If the area may be a possible area, I bought.
00:31:15: But maybe it's so normal to just live in an area that might target around there... I think.
00:31:26: Yeah
00:31:30: he doesn't want to miss the opportunity.
00:31:32: if you think this is really great property He probably will say well if i don't get it somebody else will Maybe
00:31:43: my old house, in case I have to receive government money and I had to write
00:31:51: it.
00:31:51: So i asked all.
00:31:53: maybe neighbor number one good point that's the case.
00:31:58: My next door person introduced me too management company.
00:32:03: so maybe just a soft smooth And also this area, top of the person's sign.
00:32:16: So I asked my neighbor or i have to get a sign maybe do you know him?
00:32:24: He said yes can he call and then he says oh yeah go!
00:32:29: And they say Oh Maybe You should Go!
00:32:32: Then I go maybe Oh I Know I know you just where I just, oh no.
00:32:38: No but i don't need a maybe small lot of my mix.

00:32:47: You already own the property you already know The neighbors makes everything A lot easier.

00:33:22: so please take us through the whole process Of How you work with the Pricing Algorithms and How you Price your Properties For Rent.
00:33:31: One person between one person and five persons, same price.
00:33:42: You

00:33:54: Just maybe I am going to calculate how much a person is.

00:35:09: RL may price up this automatic AI that calculate on automatic beginning Just setting minimum and high-price and then there may be another job with all the AI.

00:35:26: today My hotels are maybe stay night or uh price?
00:35:30: I do not now okay So I just check reservation.
00:35:33: Oh this price feeling because AI may be changed every day.
